What drives the cost

System type, set mostly by your soil. Mound, aerobic, drip and sand filter systems cost more than a conventional trench system (see the system types guide).

Labor, which HomeAdvisor says is 50 to 70 percent of the total, and excavation.

Tank size and material, permits and soil testing. HomeAdvisor lists permits at $450 to $2,300 and perc tests by soil engineers at $700 to $2,000.

Site access. This Old House notes a concrete tank can weigh 12 tons and need a crane.

Signs a drain field is failing

Sewage backing up into toilets, drains and sinks; slow drains; gurgling pipes.

Standing water, damp spots or soft, spongy soil over the tank or drain field, especially without recent rain.

Sewage odors near the tank or field.

Bright green, lush grass over the field even in dry weather.

Algae blooms in nearby ponds, or nitrates or coliform bacteria in well water.

Why drain fields fail

The EPA says most failures come from poor design or poor maintenance. Skipped pumping lets solids escape into the drain field and clog it.

Sites with poor soils, steep slopes or high groundwater can fail hydraulically, and a drain field flooded with too much water can push sewage to the surface or back into the house.
